PN Hoffman announced today that its 10th and G project will be the first commercial development for the company. The building, scheduled for delivery in the fourth quarter of 2009, will be comprised of approximately 140,000 square feet of Class A office space above a newly constructed First Congregational United Church of Christ (FCUCC). PN Hoffman, partnered with ER Bacon Development LLC, has agreed to purchase the air rights to the land owned by FCUCC and provide the church with approximately 36,000 square feet of space comprised of a sanctuary and social service area. The newly constructed modern sanctuary will be large enough to hold up to 360 people and allow for the continued growth of the congregation. Additionally, the facility will provide spaces for conferences, lectures, offices, classrooms, and music events. The social service space will be leased by the Dinner Program for Homeless Women. Above the church, eight floors of Class A commercial office space will include a 3rd floor outdoor terrace, a common roof terrace for all tenants, and a fitness center. The predominantly glass structure will consist of a LEED (Leadership in Energy and Environmental Design) Certified Core and Shell and will achieve a Silver rating or better. In addition to minimizing water usage and maximizing energy performance, the building will include a green roof system and divert 75% of more construction waste from the landfill. “We’re excited to be part of this unique mixed-use project” says Monty Hoffman, Founder and CEO. “It represents a new approach to urban redevelopment and serves as a landmark for our company as we continue to diversify our portfolio into the development of commercial space.”
